General Hard Money Terms

 

  • Loan Amounts: $75k -$30,000,000

  • Terms: Owner Occupied 20- 30 years if Jumbo 85 months/ Bridge Loans 11 months/ all other loans 1-5 years

  • Rates: 7.5-12% (7.5-10% usually 1st and lower LTV) (11-12% typically going to be 2nd & 3rds, construction, Fix N Flips)

  • Points: usually 2-4

  • Prepayment Penalty: 3-12 months depending on term
